In a real-estate moment that feels straight out of a blockbuster, a Dubai skyscraper branded after Bollywood superstar Shah Rukh Khan sold out entirely on the day it launched, raking in more than Rs5,000 crore within hours.
The 55-storey commercial project — officially named “Shahrukhz by Danube” — sits on Dubai’s iconic Sheikh Zayed Road, one of the most coveted stretches of real estate in the region. Despite being an office tower rather than a residential luxury building, demand was so overwhelming that all 488 units were snapped up almost immediately.
Industry insiders say the frenzy wasn’t just about the location or amenities — though the tower does boast everything from premium office layouts to a sky pool and helipad. What truly pushed the project into historic territory was the name attached to it:
Shah Rukh Khan, a global icon with a massive fan and investor base across the Middle East and South Asia.
At the launch event, held at the Dubai Exhibition Centre and buzzing with nearly 6,000–7,000 people, Shah Rukh joined Danube Group founder Rizwan Sajan on stage as the sellout was announced. The crowd erupted — part real-estate excitement, part SRK fandom on full display.
Early buyers were offered units starting around AED 2 million (roughly rs4.5–4.8 crore), and with Shah Rukh’s branding woven into the architecture and marketing — including a planned statue in his signature open-arms pose — the tower quickly transformed from a commercial property into a cultural moment.
Speaking at the event, Shah Rukh said he was humbled to see a project carrying his name become such a phenomenon in a city that has embraced him for decades. Sajan later teased that this may be just the beginning, hinting at future “Shahrukhz” towers possibly rising in London, New York, Delhi and Mumbai.
With a same-day sellout and a record-breaking valuation, the project shows — once again — the staggering commercial pull Shah Rukh Khan commands. In Dubai’s booming real-estate market, it seems the “King Khan effect” is very much alive.
