Donald Trump has asked the Supreme Court to intervene in a local zoning dispute, aiming to restart renovations at his Mar-a-Lago club’s ballroom. His legal team filed an emergency application Wednesday, challenging a lower court ruling that halted construction work at the Palm Beach estate.

The conflict centers on a 2023 decision by the Palm Beach Town Council. Local officials ordered a stop to the ballroom expansion, citing a 1993 agreement that restricted the property’s use primarily to a private club rather than a commercial event venue. Trump’s attorneys argue that the town is selectively enforcing outdated land-use codes to target his business interests.

The stakes are personal and financial. The ballroom serves as a primary hub for high-profile fundraising galas and political events. For the Trump Organization, the ability to modernize the space is a matter of maintaining the venue’s competitiveness in the luxury hospitality market. For the town of Palm Beach, the dispute is about preserving the residential character of the neighborhood surrounding the historic estate.

Lower courts have largely sided with the town, finding that the 1993 agreement remains binding. The 11th U.S. Circuit Court of Appeals rejected Trump’s request to pause the stop-work order while his broader appeal plays out. Now, he is asking the Supreme Court to step in, asserting that his constitutional rights—specifically regarding property use and fair treatment—are being violated by local regulators.

The filing brings a municipal land-use battle into the highest court in the land. It’s a rare venue for a zoning fight, but one that fits the pattern of Trump’s legal strategy: pushing every dispute to the furthest possible limit.

Town officials have yet to respond to the latest filing, but they have maintained throughout the litigation that the club must abide by the same rules as any other property owner in the area.

If the Supreme Court declines to hear the case, construction will remain frozen indefinitely. Should they grant the stay, it would effectively allow the work to proceed while the legal battle continues in the lower courts, providing a tactical win for the former president.
